Tools

These are the Airbnb host tools I actually use, not a list of everything on the market. After hundreds of guest turnovers across 15 properties, these are the tools that earned a permanent spot in how I run things. I do not add something here because it is popular. I add it because it has actually saved me time, saved me money, or kept a booking from turning into a mess in one of my own properties. Right now that is three tools, one for cleanings, one for guest messaging, and one for deciding whether a market is even worth being in before you commit to it.

Turno: The Airbnb Host Tool That Ends Cleaner Text Threads

If you do not clean your own properties, you probably know this routine: a guest checks out, you text your cleaner to let them know, you text again an hour later to check if they saw it, and you text a third time to confirm it actually got done. Multiply that across 15 properties and it is a part time job on its own.

Turno pulls directly from your Airbnb, VRBO, and Booking.com calendars and schedules the cleaning automatically the second a guest checks out. No text message required. Your cleaner opens the app, sees a checklist for that specific property, and uploads photos when they are done so you have proof without having to ask. If something is wrong, they can flag it right there instead of you finding out from a bad review three days later.

The feature that actually changed how I handle quality control is the Quality Center. It connects guest review comments, the ones that mention cleanliness specifically, back to the exact cleaner who serviced that stay. So when a review says something felt off, I am not guessing which of my cleaners it was or whether it is a pattern. And if my regular cleaner cannot make a turnover, Turno has a cleaner marketplace that can fill the gap so a booking never gets missed because one person had an emergency.

This is the piece I wish existed years earlier. Check out Turno

Hospitable: Answer Every Guest Message Before You Even See It

Guest messages are almost never new questions. It is the same five things on repeat: what is the WiFi password, how do I check in, can I check in early, is parking included, where is the nearest grocery store. Answering those one at a time, across multiple booking sites, is real time gone every single week that you will never get back.

Hospitable automates that messaging with pre set answers and AI powered responses that can handle the large majority of guest questions without you touching your phone. Every channel, Airbnb, VRBO, Booking.com, and your own direct booking site, lands in one unified inbox instead of four separate apps with four separate notification sounds. Calendars sync automatically across all of them too, so a booking on one platform blocks that date everywhere else and you are not risking a double booking because you forgot to update a spreadsheet.

It also has dynamic pricing built in, so you are not paying for a separate tool just to keep your nightly rate competitive. Free to start, and it becomes worth it the moment you are running more than one listing or more than one platform, which for most hosts happens faster than they expect.

AirDNA: The Airbnb Host Tool for Market Research Before You Commit

I manage 15 properties, and every one of them sits in a market I actually checked out first, not one I assumed would work because a city sounded popular. A city wide average tells you almost nothing useful. Two listings ten minutes apart can perform completely differently once you look at the real neighborhood level data.

AirDNA’s MarketMinder shows real occupancy, average daily rate, revenue trends, and seasonality broken down to the actual submarket, filtered by property type, bedroom count, and amenities so you are comparing listings that are actually similar to what you are considering. Rentalizer takes it a step further: type in any address and get an income projection for that exact property, along with what the top performing listings nearby are actually earning right now. It covers more than 15 million Airbnb and VRBO listings across over 120,000 markets, so the data is not a guess, it is what is already happening on the ground.

Before I take on a new market, this is what replaces the guessing. Check out AirDNA

More tools get added here once they have proven themselves in a real property, not before.
